Planning Your Basement Renovation


Finishing your basement is an ideal home improvement project because it will increase the value of your home and it gives your family more space for living and storage. As with any renovation, the most important stage is the planning. Here are a few simple steps to help you get started.

1.    Think about how you want to use the space. 
Do you want to incorporate a guest bedroom, laundry room or gym? Are you considering adding a rental unit? These ideas need to be thought of first. 

2.    Plans and Permits
Draw a detailed plan to help you determine how everything will fit together. Include accurate measurements. Be aware that many of the improvements you want to make may involve a permit: adding electrical wiring, roughing-in plumbing, adding or removing walls, and insulating are all examples where a permit is required. Reach out to your local building authorities for more information. 

3.    Look for Signs of Moisture
The last thing you want to do is finish your basement this winter and have it sustain water damage in the following spring. Thoroughly inspect the concrete walls for cracks that may admit water. Look carefully for signs of previous moisture damage, such as mould growth or discolouration. You may require professional assistance if any issues are identified and need repair.

4.    Lighting Plans
Assess your lighting needs and the type of lighting that will best suit the intended use of your new space. Integrated LED lights that install in your ceiling are definitely worth considering. They are unobtrusive, energy efficient and have no bulbs that need replacing. It is probably wise to add more lighting than you think you need, and use a dimmer switch to reduce lighting levels as desired. 

5.    Consider Your Plumbing & Electrical Needs
Virtually all plumbing and electrical work requires a permit and you might want to consider hiring a professional to look after these tasks. Professional work and the required inspections will give you peace of mind that these tasks have been performed in compliance with building codes. 

6.    Determine Insulation Requirements
The right insulation will make your space warm and inviting, and your insulation choice will have to meet building code requirements. In the case of a games room or home theater, sound insulation may be a wise addition, so that those crisp highs and booming bass notes are enjoyed by only those who want to hear them.  
 
7.    Framing & Drywall
After framing and insulating your walls, drywall will be installed. For below-grade applications like a basement, moisture-resistant drywall may be a good choice. 

8.    Choose Your Flooring 
Humidity levels in basements often fluctuate with the seasons. Instead of using real wood flooring, choices like luxury vinyl or water-resistant laminates may be better options. Alternatively, carpet adds warmth underfoot and gives a room a cozy and inviting feeling.  

9.    Budget
